Design review is a discretionary process established to ensure quality development in accordance with the City’s Design Guidelines and to ensure that the appearance of development will be compatible and harmonious with the use and enjoyment of surrounding properties. Design Review approval is required prior to issuance of any ministerial building permits or site improvement plans and prior to or in conjunction with discretionary action of corresponding development applications (e.g., Conditional Use Permit, Variance). Design Review for Subdivision Maps shall be processed in conjunction with the Tentative Subdivision Map application.
Minor Design Review
Minor Design Review is required for modifications of site plans, building plans, facade changes, etc. when the visual appearance of the site or building elements are altered. The Minor Design Review is required for new construction of a non residential building or structure less than 5,000 square feet in all zoning districts, nonresidential facade renovations involving less than 5,000 square feet or existing floor area or less than 200 linear feet of facade frontage, all new buildings and building expansions less than 10,000 square feet in industrial zoning districts, significant changes to multi-family and all non-residential site plans, and the exterior remodel of a multi-family residential building or structure. Minor Design Review is an Administrative review and approval process.
Design Review - Commercial and Industrial
Commercial Design Review is required for new commercial, industrial, institutional, and multi-family construction greater than 1,000 sq. ft. within the City. It is also required for exterior renovations that involve significant architectural changes. Consideration of Design Review is a discretionary act using adopted guidelines. Approval is determined through a public hearing process with the Planning Commission and forwarding a recommendation to City Council.
Design Review - Residential
Residential Design Review examines single-family exterior elevation for consistency with Rancho Cordova Design Guidelines and Garage Door Orientation Policy. Consideration of Design Review is a discretionary act using adopted guidelines. Approval is determined through a public hearing process with the Planning Commission.
Design Review Ordinance
The Design Review Ordinance includes a purpose and intent statement, identifies applicability and exemptions for design review, identifies the designated Approving Authority, establishes guiding principals and design concepts, scope and process for Design Review, and how the process will apply to pending applications and development within adopted area plans.
