Through the City’s land use regulations (zoning), certain standards have been established to control the development of property. These standards include: lot sizes, building setbacks from property lines, allowable building heights and the amount of off-street parking required.

A variance is a permit issued by the Planning Commission to allow the development of property in a manner which does not strictly conform to the standards. A variance is intended to provide relief to a property owner when the strict application of standards would result in a unique hardship.

The Planning Commission shall not grant a variance which authorizes a use or activity which is not otherwise expressly authorized by the zoning regulation governing the parcel of property for which the variance is requested.
